The Client’s Journey
Six months ago, our client approached us with a clear goal: to acquire and enhance a residential investment property with the intention of refinancing it onto a buy-to-let mortgage. With the support of Tom Brogan, bridging finance was swiftly secured to fund the purchase of a three-bedroom semi-detached property, valued at £660,000 at the time.
The client invested approximately £10,000 into refurbishments to modernise the property and improve its rental appeal. Upon completion of the works and with a new tenant in place at a higher rental income, the property was revalued at £750,000—an impressive £90,000 increase in equity in just half a year.
The Refinance
Once the refurbishment was complete and the increased rental income was secured, Tom arranged a buy-to-let mortgage of £543,790, allowing the client to exit the bridging loan and transition the property onto a long-term, income-generating mortgage product.
This successful refinance not only reduced the client’s cost of borrowing, but also enhanced their monthly cash flow and secured a strong yield—setting them up for sustainable returns and future growth.
