£174K Bridging Loan Requiring Creative Solution (completed in just 2 weeks).

Hi i'm Thomas Brogan a Property Finance Broker here at the Approved finance group and i have an exciting deal to share with you. I was able to use my expertise and connections for a recent client who required funding to expand their business. The business is one of Yorkshires largest dedicated Clip 'n Climb centres and wanted to expand their Diner to accommodate more customers. 

Business loan funding routes weren’t viable, as such I stepped in and was able to raise a second charge bridge loan against property in their personal names allowing the funds to be raised to put back into the business. The client plans to refinance their property towards the end of the year to pay off the loan. Thanks to our unique relationship with the lender, I was able to raise funds on the client’s personal property for business use, also obtaining an automatic valuation and internal legals, meaning no surveyors or solicitors were required, saving thousands of pounds and lots of time!
